What Our Clients Say About Hammersmith Surveyors

Don't just take our word for it. Here's what buyers and sellers across West London say about working with us.

★★★★★

"James and the team were absolutely brilliant. We were buying an Edwardian terrace in Brackenbury Village and were nervous about potential structural issues. The Level 3 survey was incredibly thorough — it spotted a damp problem near the rear extension that saved us from a very nasty surprise. Can't recommend highly enough."

Hammersmith, W6
★★★★★

"Used Hammersmith Surveyors for a homebuyer report on a flat in Fulham. The report arrived within 24 hours and was so clear and detailed. Sarah walked me through the findings over the phone and I felt completely confident going into the negotiation. Ended up knocking £8,000 off the asking price!"

Fulham, SW6
★★★★★

"We needed a party wall surveyor urgently after our neighbour started major works. Hammersmith Surveyors were responsive, professional, and completely impartial. They resolved what could have been a very difficult dispute quickly and fairly. Excellent service."

Chiswick, W4
★★★★★

"As a first-time buyer, I was completely overwhelmed. The team at Hammersmith Surveyors explained everything in plain English and made the whole process feel manageable. The homebuyer report was the best £450 I've ever spent. Found a roof issue that the vendor had to fix before we exchanged."

Shepherd's Bush, W12
★★★★★

"We had Hammersmith Surveyors carry out a schedule of condition before our tenant moved in. Really glad we did — it gave us complete protection when there was a dispute at the end of the tenancy. Professional, prompt, and thorough."

Hammersmith, W6
★★★★★

"The snagging report on our new build picked up 47 defects we never would have noticed — including issues with the installation of the bathroom tiles and poor plastering throughout. The developer had to fix everything before we completed. Absolutely worth every penny."

Barons Court, W14
★★★★★

"Outstanding lease extension advice. My flat's lease had dropped to 71 years and I was worried about the cost. James helped me understand the process, valued the premium fairly, and I came away with a 90-year extension for much less than I feared. Genuinely life-changing advice."

Richmond, TW9
★★★★★

"We needed a valuation for probate after my mother passed away. The team was incredibly sensitive and professional throughout a difficult time. The report was thorough, clearly explained, and accepted by HMRC without any issues. Thank you so much."

Frequently Asked Questions About Property Surveys

We know the survey process can feel daunting, especially for first-time buyers. Here are the questions clients ask us most often.

Detailed surveyor's report on clipboard showing property condition assessment findings

A Level 2 Homebuyer Report is suitable for most standard properties in reasonably good condition. It uses a traffic-light rating system to flag defects. A Level 3 Building Survey is far more detailed and better suited to older, larger, or more complex properties — particularly Victorian and Edwardian homes common in Hammersmith. It includes a full structural assessment and advice on repairs and maintenance. Read our guide to choosing the right survey for a full comparison.

A Level 2 survey typically takes 2–3 hours on site. A Level 3 building survey on a larger Victorian property may take 4–6 hours. After the inspection, you'll receive your written report within 48 hours. We can often arrange same-week appointments across Hammersmith and the surrounding London area.

Yes — absolutely. A mortgage valuation is carried out purely for the lender's benefit. It confirms that the property is adequate security for the loan, but it's not a structural survey and won't identify defects that could cost you thousands. We always recommend an independent survey, regardless of what the lender arranges.

Under the Party Wall Act 1996, you must notify your neighbours if you're carrying out works that affect a shared or boundary wall — such as loft conversions, basement excavations, or rear extensions. If your neighbour consents, no surveyor is needed. If they dissent (or don't respond within 14 days), both parties must appoint a party wall surveyor. We act for both building owners and adjoining owners across the West London area.

Often, yes. A survey that identifies significant defects gives you solid, professional evidence to negotiate a price reduction or request repairs before exchange. In our experience, clients regularly save several times the cost of the survey through successful negotiations. Even when no major issues are found, you gain the confidence to proceed — and that peace of mind has real value too.

Yes. All Hammersmith Surveyors are fully registered with RICS, which means we operate under strict professional standards and carry full professional indemnity insurance. Our surveyors are also accredited under CIOB and RPSA. You can verify our registration on the RICS Find a Surveyor register.
