A Level 2 Homebuyer Report is suitable for most standard properties in reasonably good condition. It uses a traffic-light rating system to flag defects. A Level 3 Building Survey is far more detailed and better suited to older, larger, or more complex properties — particularly Victorian and Edwardian homes common in Hammersmith. Yes — absolutely. A mortgage valuation is carried out purely for the lender's benefit. It confirms that the property is adequate security for the loan, but it's not a structural survey and won't identify defects that could cost you thousands. We always recommend an independent survey, regardless of what the lender arranges.
Under the Party Wall Act 1996, you must notify your neighbours if you're carrying out works that affect a shared or boundary wall — such as loft conversions, basement excavations, or rear extensions. If your neighbour consents, no surveyor is needed. If they dissent (or don't respond within 14 days), both parties must appoint a party wall surveyor. We act for both building owners and adjoining owners across the West London area.
